Bordering the Seekoei River adjacent to Paradise Beach The farm is a riparian property of which the northern boundary is the Seekoei River. It is located adjacent to the township of Paradise Beach to the east and southeast. The property falls within the urban edge of the Jeffreys Bay municipal area. The eastern boundary is approximately 700 metres from the beach. Paradise Beach has several kilometres of white sandy beaches along the Indian Ocean. ZONING: The property is zoned as Agricultural I, with primary use for agriculture and consent uses for additional dwellings, farm store, intensive feed farming, riding school, nursery and tourism. USE: The property is used for cattle farming. In the past sheep farming, ostrich farming and dry land cultivation of wheat was practised. It also has a nursery and entertainment venue situated in a picturesque spot on the bank of the river, at the location of the second dwelling as described hereunder. This venue includes an entertainment area, pizza oven, lookout deck and fully licensed bar. There are vast agricultural lime deposits on the eastern side. The Seekoei River estuary starts directly below this structure. Municipal water in terms of a servitude, used for domestic purposes and as a secondary source for livestock watering. The owner holds a water use licence. MAIN VALUE FEATURES: 1. The limestone mine provides a ready source of income. A technical survey of reserves has not been done, but it is evident that there is a vast quantity of limestone. Mining has been conducted over a relatively small area over the past 20 years. The product is used by dairy farmers in the Tsitsikama region to reduce the acidity of their soil so as to grow fodder on their farms. 2. The farm is very suitable for town/village establishment, due to its strategic location. The river bank offers a magnificent view over the estuary, with a game farm and nature reserve across the river. Much groundwork has already been done towards rezoning and development including: 2.1. A survey based on aerial photography that gives all contours to accuracy within a few millimetres to facilitate planning; 2.2. Groundwater and surface water reports; 2.3. Vegetation report, indicating that there are no endangered plant species that need to be protected. (There is however a stretch of indigenous bush of about 31 hectares in the centre of the farm, that should be left undisturbed. This however is a positive feature that lends itself to footpaths. It also forms a secure habitat for bushbuck, duiker, grysbok and other mammals. 2.4.
