Unique family home plus cottage in Primrose, Germiston This unique family home has been revenovated with so much time, effort and dedication. It not only offers a family home but also a 2 bedroomed cottage with the most beautiful garden and lots of space. This house is defintel worth a view and it wont stay on the market for too long! Here is a description of all the extras that was done by the owner himself: Roof: ultra thick corrugated sheeting, impervious even to large hailstones. Every single nail was removed and at each, a hole was drilled through the purlin. A bolt and nut were then inserted (with a roof washer between bolt head and sheeting, and a flat washer between the nut and the purlin). These were then tightened to the proper degree. The result is a roof that needs no waterproofing maintenance and does not leak. When walking on top of the roof, one can feel that it is... very strong, does not creak. It is not affected by the strongest winds as the whole roof structure is tied together. In the spacious roof void of the main house, decking has been installed in about 30% of the area. There are two geysers (one for the mes bathroom and another for the kitchen and other bathroom, each 100l). One can walk on the decking to either geyser to adjust temperature as both are conveniently situated, with each having its own shut-off valve and electrical isolator next to the geyser. Both geysers are externally insulated to preserve heat. The decking in this loft is used for storage and there is also a clothes rail, to allow for hanging of underutilised items. The roof void has an electrical socket and lighting, controlled by a switch in the loft and from another downstairs, so that one does not have to go back up when forgetting to switch off. All external walls, including those on which pallisades are mounted, have been waterproofed along the top to prevent seeping water cracks from heavy rains over time. The majority of roof drainage (both main house and cottage) is via box gutters which are concealed and need very little maintenance. All windows are of solid wood framework (both main house and cottage). In the main house, the windows have an appearence similar to cottage pane when closed. On opening, it is clear that each sash has a single pane for easy cleaning - the dividing wood struts are fixed in place and all of these have a steel bar inside. Burglar proofing is thus included in the very framework of the window, therefore obviating the need for ugly outside burglar bars. All windows have attractive, uniform blinds fitted to regulate light and air. All doors are of solid wood and in wood frames. There are expertly renovated pressed ceilings in two of the three bedrooms, the lounge, the dining room and bathroom. In the three bedrooms, lounge and dining room, there are ceiling fans installed. The fans have variable speed controls and are quiet during operation, even at high speed. This is because they do not wobble, as they have been properly installed: bolted to a beam running above the ceiling, as opposed to being screwed in. Their modern, yet simple design incorporating a light adds an elegant touch that complements the pressed ceiling and wooden flooring / tiling. All water points (whb, sink, toilet, etc) have shut-off valves within easy reach, so that if a washer needs replacing (or any other type of maintenance is to be done) that unit can be isolated without switching off water to any other portion of the property. The mes bathroom is built on a reinforced concrete slab and there is a small storage room underneath. In this little room, one finds all the waste pipes from the bathroom above and the traps for the bidet, shower and bathroom, which are thus easily accessible. This room is also used as a storeroom for spare boxes of the tiles that were used on the property, together with lawnmower, paint, etc. The kitchen is divided into two adjacent sections. Both sides have granite tops. On one side there is a sink and water/drainage fittings for dishwasher and fridge. The other side has oven/stove, extractor and a prep bowl which is supplied water through a 5-stage water purifier. One can cook whilst at the same time see and converse with those seated in the dining room. The dish washing/ fridge area, however cannot be seen from the dining room or lounge. Both sides of the kitchen are fitted out with ample built-in cupboards. All plumbing (water pipes, waste pipes, valves, geysers, taps, bidet, toilets, baths, showers, sinks, whbs,) was removed when the house was renovated/rebuilt 5 years back and replaced with new. All electrics (conduit, tiled wiring, dbs, light switches, sockets, isolators, meters, light fittings, stove/oven/hood) were replaced with new. All wooden floors were renovated and other floors tiled. All bedrooms have ample built-in wardrobes. The cabling for aerial and satellite dish feeds has been built into conduit and is neatly installed - no surface mounted cabling or trunking. It is easily accessible and professionally installed for the lounge and main bedroom as well as the cottage lounge. Adding aerial/dish points to other rooms would be easily accomplished. The main entrance has a security gate as has the rear entrance at the kitchen. In addition there is an unobtrusive security gate in the passage leading to the bedrooms. All of these are high quality Trellidor slam-shut gates in a colour matching the tiling around them. All outside areas have good lighting available. The outside gate entrance to the house is lit by motion sensor light which is activated only after sundown. This allows conservation of electricity during the day and one is alerted to movement during the night. The motion and light sesitivity can be adjusted as desired. This light can be deactivated completely from the switch in the main bedroom, from where one can see the outside gate below. Both the main house and the cottage entrance have sliding gates which incorporate a pedestrian gate within them. There is ample parking, lawn, paved areas and an extensive vegetable garden area with fruit trees. There is an outside toilet and shower, both beautifully tiled with good fittings and lighting, situated near the entertaiment area.. The entertainment area has a braai, prep bowl and tap, lighting, power socket, long worktop with undercounter shelving and doors. Entire area is robustly, but neatly built and tiled. It is covered by clear Ibr roof sheeting that allows light but restricts the amount of heat that it allows through. It can be seen from the kitchen and is cosy as it is built alongside the laundry. The laundry has power points, tap, drain, and extensive shelving for storage. It houses the washing machine and tumble drier as well as ironing board and clothes rail. There is a large sink on the outside.There is a fold-down washline situated near the laundry The cottage has its own entrance, garage and garden and although separate from the main house, this is not readily apparent from outside. This thus creates the impression that it is all one building and when a cottage tenant is home it cannot be distinguished from someone in the house, and vice versa. The cottage has a large main bedroom, a smaller second bedroom, an open plan kitchen and lounge area and a bathroom. Its garage has a small loft for storage and includes a window, lighting and power socket. It has its own back garden and washline area. The cottage floors are all tiled uniformly throughout. The bedrooms have built-in wardrobes and the kitchen has built-in cupboards, double sink, worktops with space for undercounter washing machine, and a breakfast nook. The cottage has its own db (and therefore does not trip when the main house does, and vice versa) and its own geyser (150l). The cottage db has a built-in meter. The cottage db can nonetheless be disabled from the db in the main house. The cottage roof has sisalation insulation, as the roof void is smaller than that of the main house. This keeps the cottage cool in summer and warm in winter, reducing electrical consumption.
